Trillium Woods’ $56M Expansion Includes 86 New Homes Along Continuum of Care

Local Firms Engaged for the Build, 40 New Jobs Created Upon Completion

Trillium Woods, Minneapolis’s premier independent living property, is growing and ready to add 52 beautifully designed independent homes, 18 assisted living residences, and 16 private memory care studios. The community expects a 16-month build-out schedule for the $56-million project, breaking ground in 2024, with estimated move-ins in mid-2025.

“The overall look will echo the current design concept, which we call Modern Minnesota Prairie Style,” says LCS Project Development Manager Christopher Durham, who will oversee the project.

New and current residents will also benefit from a new bistro restaurant with a strong Minnesota lakes theme, a large wood-fired pizza oven, additional parking for friends and family, and, most importantly, new assisted living and memory care options enhancing the full continuum of care that Trillium Woods offers as the only Life Plan Community in the area.

Trillium Woods currently has 209 independent living apartments and 14 garden homes on its 46-acre campus. Established amenities include three dining options — a main dining room, pub, and café, a fitness center, an indoor pool, a library, an auditorium, an art studio, a dog park, pickleball courts, a fire pit, walking trails, gardens, and a salon and day spa.

The welcoming community offers its residents the convenience of no-maintenance living, and a robust schedule of events, outings, fitness classes, games, club meetings, parties, volunteer opportunities, and performances through its innovative and holistic Eight Dimensions of Wellness program.

Project Creating Opportunities for Local Firms and Workers

Though Trillium Woods is owned and managed by Des Moines, Iowa-based Life Care Services, the community has engaged several local firms for the expansion project, including Minnetonka-based engineering firm Westwood Professional Services, Saint Paul-based design firm Pope Design Group, and Minneapolis-based general contractor Kraus Anderson Cos.

The expansion team estimates the construction work at its peak will create an estimated 135 on-site jobs, including roughly 35-40 different local subcontractors. When finished, the project will generate approximately 40 new positions for part/full-time employees.
